What are the most popular areas of the home to renovate?

The two most popular rooms are the kitchen and bathroom. Kitchens are the heart of the home, where families eat, cook, are nurtured, and spend time together. Kitchen renovations do not have to be expensive and it's not always necessary to replace old with new. The key is identifying exactly what to do. 

Bathrooms are the oasis of the home, where people go to feel calm and relaxed, so creating a room where people can feel rejuvenated and refreshed will generate an emotional connection to your property.

How do I stop myself from spending too much when I am renovating? 

The most important thing is to ensure you don't overcapitalize. By setting up a renovation budget, you have a precise number to work within that you can monitor. When out shopping, sticking to a budget keeps you in control, removing temptation to overspend on fixtures or finishes that catch the eye but hurt the wallet. Also, Having a clear budget means tradies won't be able to talk you into doing more work than your finances allow.

A detailed feasibility study allows you to accurately predict what is coming, to avoid surprises or disagreements. It also allows you to purchase stock in advance, to keep your project progressing smoothly and avoid delays. We run through feasibility studies with our students every week and provide full frameworks too.

How do I know where to buy property, for a renovation project?

There are a couple of factors to consider. First of all, it comes down to what is affordable for you, based on what funds you can access. Will you borrow, use your funds or refinance?

Next, you have to determine your skillset and how much DIY you will take on yourself. If you don't intend to do much of the work yourself, that opens the possibilities of buying property almost anywhere. If you love to DIY, then you need to determine how far you want to travel.

When is the right time to buy?

Listening to experienced property investors, educators, economists and renovators will keep you abreast of market trends and keep you excited about what is possible. 

That being said, the best time to buy is when it feels right for you. Interest rates may rise or fall, and property prices may fluctuate, but renovation is a strategy that works well in any market. If you pay attention to anything, it is supply and demand levels.

There is a general undersupply of property in the Australian and the majority of buyers want to buy a finished turn-key product. Fresh, newly renovated property will always be popular.
